It was another busy month in February in the Santa Clarita Valley. I can honestly say this was the busiest year opener I’ve seen in many a year. As I was out showing houses, I noticed frantic agents showing homes just before me on about every home I showed. The buyers and buyer agents are out there looking, making offers and opening escrows.
So, these are the numbers taken from the multiple listing service. In February, there were 217 new listings taken. The highest price listing came in at $2,488,000. The average priced February listing was listed at $536,760 with the average square feet being 2032.
According to the MLS, there was 124 listings that went pending. This does not take into account the listings that sold but which are still taking backup offers. So the highest pending listing was one at $1,269,000. The average listed price of all February listings was $485,578 with the average square footage was 1859.
There were 189 listings that closed escrow in February. Out of these sold listings, the highest one was listed at $1,460,000. The average listing price was listed at $494,068 with the average square footage was 1857. The average days on the market for February listings that sold was 94.
There are 454 total listings in the Santa Clarita area. With 189 listings selling a month, there is a 2.4 month supply of homes on the market.
